Most Swiss Verwaltungen, régies, agencies and private landlords combine a listing portal, an applicant tool and the property-management software that holds the tenancies. This page sorts the options by kind and compares them by criteria, without naming a winner; aptari, which publishes it, is one of the tools.
Four kinds of tools
1. Listing portals with applicant handling
- Flatfox (majority owned by SMG Swiss Marketplace Group since December 2023): messenger, digital application form (link or QR code at the viewing), side-by-side comparison, viewing planner, automatic reference check, digital rejections, waiting list. Free for private landlords with up to two listings at a time; business plans are priced per object and day with a monthly minimum, and Business Enterprise adds ERP export, a CRIF reference check and SSO.
- Homegate and ImmoScout24 (both SMG): in January 2025 SMG announced a gradual rollout of the Flatfox messenger (communication, viewing planning, application management, acceptances and rejections, digital reference check) on both portals. Listings are paid per week.
2. Dedicated letting and applicant tools
- emonitor: melon.rent for re-letting (online applications, portal publishing, viewing scheduling, digital lease signing, ERP sync with Abacus and Rimo R5) and melon.market for new builds (applications, reference and credit check, viewings). Yearly licence by portfolio size, or monthly or per-property plans.
- DigiRENT by IMMOMIG SA, mainly for régies in French-speaking Switzerland: application page via visit or QR code, AI check of attachments, online viewing booking and open houses, direct link with Immomig. Priced per object and day.
- FlatMaster: tenants fill in one dossier for free; managers get comparable applications with an automatic document check and scoring, qualified e-signature and an API to Rimo, Abacus and W&W. Pricing not published.
- Beyonity, for new builds: digital application and reservation, ID and credit check, contract signing, viewing slots. Pricing not published.
- aptari: Tenant Passport applications, a Match Score from 0 to 100 with reasons, a sorted inbox; details below.
3. Property-management software (ERP)
The ERP systems Swiss Verwaltungen run (ImmoTop2 and Rimo R5 by W&W, GARAIO REM, Abacus) manage tenancies; for applicants they connect to partner tools rather than a module of their own, per their published function and partner lists.
4. Credit and debt checks
The official Betreibungsauszug costs CHF 17, or CHF 18 with delivery (GebV SchKG art. 12a), and can be ordered via EasyGov. Some applicants add CreditTrust, a digital credit certificate they order themselves (CRIF and Intrum data).
What to compare
- Source of applications: portal listings, a QR code at the viewing, or renters with a dossier kept in the tool.
- Dossiers and document checks: complete, in one structure, checked by hand or automatically?
- Sorting: by written rules set in advance, with the reasons shown?
- Viewings: slot booking, open houses, reminders, live video.
- Decision and declines: who sends them, in the applicant's language?
- Deletion of non-chosen dossiers, as the EDÖB leaflet requires.
- ERP link: sync, API, export or CSV.
- Pricing model: per object and day, per week, yearly licence or monthly plan.
- Languages: German, French, Italian, English, for team and applicants.
What the law expects whatever tool you use
The EDÖB leaflet on application forms for rental flats (updated 15 July 2025):
- Two steps: a standard form for everyone; proof (ID copy, payslips, references) only from shortlisted or chosen applicants. Asking everyone for all proof is disproportionate.
- A copy of the Betreibungsauszug may be requested from all applicants, the original only from the chosen one.
- Off limits: civil status, religion, nationality or place of origin (Swiss or foreign and the permit type may be asked), length of the current tenancy and rent, leasing, consumer credit, wage garnishment.
- After the lease is signed, the other applicants' forms and attachments must be destroyed unless they consented, for example to a waiting list.
SVIT's industry guidance on these forms was written after consulting the EDÖB. Whatever the tool: no ranking on protected characteristics such as nationality, religion, family status, age, gender or disability, and a person makes the decision. More in what you may ask tenants and how to rank applicants fairly.
Where aptari fits
- Tenant Passport: you publish a listing; renters apply with the dossier they prepared once, so every application arrives in the same structure. Renters run the AI check of their ID, salary certificate and debt extract on their side.
- Match Score 0 to 100 with reasons, measured against your requirements (income ratio, household size, pets, smoking, parking, move-in date); the inbox is sorted by fit, and a person decides.
- Fairness check: blocks filters on nationality, religion, family status, age, gender and disability before publishing.
- Live Tours (Growth, Enterprise): live video viewings in the browser, with automatic invitations and reminders.
- Enterprise: Document AI (income on the salary certificate against the profile, Betreibungsauszug issue date, ID readability and name match, every finding logged) and Selection Bridge (acceptance and polite declines in each applicant's language once you have decided, with a full audit trail).
- Deletion: declined, withdrawn and ended applications are deleted completely 30 days after the decision.
- No ERP link yet; CSV export on Growth and Enterprise.
- Plans: Starter CHF 0 (1 active listing, 5 Match Scores a month after a 14-day Growth trial); Growth CHF 499 a month at launch (regular CHF 999, 10 listings); Enterprise from CHF 1,999 a month (unlimited listings, team seats, several offices). Swiss VAT included; no setup fee, per-applicant fee or commission. See aptari for property managers and pricing.
It suits managers who want a sorted, explained shortlist and can work with CSV export.
How to choose in practice
- Private landlord, one or two flats. A portal's built-in workflow, such as Flatfox's, often covers it; aptari Starter (CHF 0, one listing) is another option for applicants sorted with reasons. Either way, ask for a Betreibungsauszug copy.
- Small or mid-size Verwaltung re-letting flats. Portals bring the reach, a dedicated tool handles applications: emonitor melon.rent, FlatMaster, DigiRENT (mainly in French-speaking Switzerland), Flatfox Business or aptari Growth. Check how each hands data to your ERP.
- Large manager with an ERP and several offices. The ERP link usually decides: emonitor, FlatMaster and Flatfox Business Enterprise name an ERP sync, API or export, DigiRENT a direct link with Immomig. aptari has no ERP link yet and offers CSV export, so a manager that needs one today will look at tools that sync with its ERP. For new builds, see melon.market and Beyonity.
Last checked: 15 October 2026. Facts on other tools come from their own published pages on that date; aptari's from its pricing page.
