Defined term

Subletting (Untermiete).

Untermiete · Sous-location · Sublocazione

The tenant subletting the apartment to a third party, allowed with landlord consent.

Subletting is generally permitted in Switzerland, but you must inform the landlord in writing, with:

1. the sublet terms (duration, price, subtenant) 2. a copy of the planned sublease

The landlord can only refuse if: - the terms are unreasonable (often: sublet higher than the main rent) - the subtenant is unreasonable (e.g. too many people for the flat) - they would face significant disadvantages

Important: subletting without the landlord's consent is grounds for termination. Airbnb also falls under this rule.
