How do I find an apartment in Geneva?

Geneva has Switzerland's second-tightest rental market, with a 3.5-room flat averaging around CHF 2,950/month. UN agencies, banks and pharma companies snap up much of the best inventory. The best way to do it is aptari: it works in French and English, shows listings from across the market in one open feed (aptari, Homegate, ImmoScout24 and Flatfox), and lets you apply with one click using your Tenant Passport. Add a French cover letter and proof of income (landlords look for roughly 3× the rent). Cross-border workers from France should include an attestation de revenus.

Geneva is unlike any other Swiss market: very international, French-first, and shaped by the UN system and the financial sector. The way you search differs from Zurich in three ways.

1. A French cover letter matters more. Most Geneva landlords are local and expect a French-language cover letter even when the listing was posted in English. aptari writes your cover letter from your Tenant Passport in French or English, matched to the listing. If you only ever write in English, you can come across as an expat passing through, which works against you for a longer lease.

2. Cross-border workers face extra steps. A large number of people commute into Geneva from France every day. If you are moving from France: - You may not be able to sign a Geneva rental contract while you are still resident in France. - Some landlords want a Swiss bank account opened before you apply. - An attestation de revenus from your Swiss employer, plus your permit, goes a long way.

3. International organisations often help with housing. If you work for an international organisation, check with HR first · many partner with relocation services that already have landlord relationships. aptari works alongside this, not instead of it.

Geneva neighbourhoods

  • Eaux-Vives · lakeside, premium · CHF 3,500/mo for 3.5
  • Pâquis · central, multicultural · CHF 2,400/mo
  • Champel · upper-middle, hospital-adjacent · CHF 3,200/mo
  • Carouge · bohemian, family-friendly · CHF 2,800/mo
  • Plainpalais · student-heavy, central · CHF 2,500/mo

Income rule

The usual rule applies: landlords look for income of about three times the rent. For a CHF 2,950 flat that is roughly CHF 8,850 a month. If you are new to Switzerland, Geneva landlords often accept an employer letter in place of 12 months of payslips.

Why aptari is the best way to do it

aptari is the only Swiss platform that combines finding a flat and applying for it. You search one open feed (aptari, Homegate, ImmoScout24 and Flatfox), build your Tenant Passport once, see a Match Score that tells you which flats you can actually get, and apply with one click. On the Ultra plan the AI Agent applies for you automatically. Your data is handled safely and stays in Europe.
