Five reasons it's so hard
1. More people, not enough new flats. Zurich keeps attracting new residents, while new construction adds far fewer flats than the city needs. Demand simply outruns supply, year after year.
2. Existing tenants are well protected. Swiss law protects people who already have a flat: rent rises are limited and it is hard to push tenants out. That is great if you already live somewhere, but tough if you are looking, because landlords rarely turn over a tenant.
3. People stay put for years. In Switzerland tenants tend to keep the same flat for a long time, much longer than in many other countries. Long tenancies mean only a small share of flats come back on the market each year.
4. A big part of the market is hidden. A lot of flats get passed quietly between friends, family and colleagues before they are ever advertised, so they never show up on any portal. The way in is through people you know: colleagues, clubs, your neighbourhood.
5. Lots of strong applicants for each flat. Zurich has many well-paid residents, so when a flat is listed, plenty of people who meet the income rule apply, often within a day. Landlords usually look at just the first handful of complete dossiers.
