What are Nebenkosten (additional costs) in Swiss rental?

Nebenkosten are the utility and operating costs charged on top of your net rent: heating, hot water, rubbish disposal, building maintenance, elevator, garden, snow removal, common-area electricity and water. They show up either as a monthly advance (Akontozahlung) with a yearly reconciliation, or a fixed flat fee (Pauschale). Typical Nebenkosten run CHF 150-400/month depending on flat size and heating type. Internet, the electricity inside your own flat, parking and your personal insurance are NOT Nebenkosten · you pay those separately. Akontozahlung vs Pauschale

Akontozahlung (most common) - Monthly advance based on previous year's actual costs - Annual reconciliation (Abrechnung) by landlord, usually April-June - You either pay extra or get a refund - More transparent but creates fluctuating bills

Pauschale (fixed flat fee) - Fixed monthly amount, no reconciliation - Landlord absorbs cost variations - Less common; only allowed if specified in the contract

How to read your Nebenkostenabrechnung

The annual statement shows: - Total building Nebenkosten - Your share (often by apartment size or per-person) - Advances you've paid - Balance due (positive = you owe, negative = refund)

You have 30 days to contest if numbers seem off.

Typical Nebenkosten by apartment size (Zurich 2026)

  • 1.5-room: CHF 100-150/mo
  • 2.5-room: CHF 150-200/mo
  • 3.5-room: CHF 200-300/mo
  • 4.5-room: CHF 250-400/mo

Older buildings with oil heating run higher. Modern energy-efficient buildings (Minergie) run lower.
