What's NOT included
- Internet/WiFi: your contract with Swisscom, Sunrise, etc.
- Electricity in your unit: your contract with the local Stromanbieter
- Parking: usually separate line on lease
- Telephone/TV licence (SRG)
- Haftpflichtversicherung (your own liability insurance)
- Hausratversicherung (your own contents insurance)
Akontozahlung vs Pauschale
Akontozahlung (most common) - Monthly advance based on previous year's actual costs - Annual reconciliation (Abrechnung) by landlord, usually April-June - You either pay extra or get a refund - More transparent but creates fluctuating bills
Pauschale (fixed flat fee) - Fixed monthly amount, no reconciliation - Landlord absorbs cost variations - Less common; only allowed if specified in the contract
How to read your Nebenkostenabrechnung
The annual statement shows: - Total building Nebenkosten - Your share (often by apartment size or per-person) - Advances you've paid - Balance due (positive = you owe, negative = refund)
You have 30 days to contest if numbers seem off.

- 1.5-room: CHF 100-150/mo
- 2.5-room: CHF 150-200/mo
- 3.5-room: CHF 200-300/mo
- 4.5-room: CHF 250-400/mo
Older buildings with oil heating run higher. Modern energy-efficient buildings (Minergie) run lower.
